Do sellers actually use the recordings against buyers?
Recordings from a showing are rarely used against a buyer in a way that affects a transaction, since comments made walking through a home carry little legal weight compared to the written terms in an actual offer. The bigger risk is a buyer's private negotiating strategy being overheard and used to the seller's advantage. Brian recommends saving frank discussion about price or urgency for outside the home entirely.
