Seeking out a home with an assumable mortgage makes sense mainly when the existing loan's rate is meaningfully below what a buyer would get on a new mortgage today, since that gap is where the real savings live. It should not be the only factor in choosing a home, since the buyer still needs to qualify with the current lender and cover the difference between the loan balance and the purchase price.
