Should I use an escalation clause?
An escalation clause makes sense when you know real competing offers exist and you are comfortable paying above your stated price up to a ceiling you set. It makes less sense when there is no confirmed competition, since it can reveal your ceiling for no benefit. Brian will tell you honestly whether the situation actually calls for one before you include it in an offer.
