What are seller concessions and how do they work?
Seller concessions are funds a seller agrees to contribute toward a buyer's closing costs or prepaid items, negotiated as part of the purchase offer rather than paid separately. They effectively lower the cash a buyer needs at closing without reducing the contract price on paper. Lenders cap how much of a purchase price can go toward concessions, so the exact limit depends on the loan program the buyer is using.
