What are the risks of using an escalation clause?
An escalation clause can reveal your true ceiling to a seller who has no other offer, or push your price up automatically past what the home is actually worth if the competing bid is not verified properly. It can also make your offer harder to compare against a flat price in a seller's eyes. Brian only recommends one when there is real competition and the terms require proof of the other offer.
