Selling a house as-is means the seller will not make repairs before closing, though the home still has to be disclosed honestly and the buyer can still order an inspection and negotiate or walk away over what it finds. It is a statement about repairs, not a waiver of a buyer's rights. Pricing accordingly upfront avoids surprises once the inspection report comes back.
