What is the difference between days on market and total time to close?

Days on market measures how long a home sits actively listed before an offer is accepted, while total time to close adds the weeks needed afterward for inspections, financing and the closing attorney's title work. A home can show a short days-on-market number and still take over a month to actually close. Brian Beatty explains both figures separately to sellers so expectations match how a sale actually unfolds.
