When is FSBO a good idea?
Selling for-sale-by-owner tends to work best when the seller already has a buyer lined up, has real experience with contracts and negotiation, and is comfortable handling marketing, showings, and disclosure requirements without professional help. It works less well when a home needs broad market exposure or the seller is unfamiliar with contract deadlines and contingencies. Brian is upfront with sellers about when FSBO genuinely fits their situation and when it does not.
