Why do some listings sit while others get a buyer in a week?
A listing that sits usually has a pricing, condition, or photography problem that a fast-selling comparable down the street did not have, since buyers respond to the same market signals whether or not they realize it consciously. Poor showing availability can also cost a listing its best early weeks. Brian audits a stale listing against its true comparables to find which of these is actually the cause.
