Will I owe capital gains tax when I sell my primary residence?
A primary residence only generates capital gains tax once your profit, the sale price minus your original purchase price and qualifying improvements, exceeds the federal exclusion available to owners who meet the residency requirement. Many long-time owner-occupants owe little or nothing under that exclusion. A CPA can confirm your specific number using your actual purchase and improvement records before you list.
