How do seller concessions in recent comps distort what my home is really worth?
Seller concessions baked into a recent comparable sale, such as a rate buydown or a credit toward closing costs, inflate the recorded sale price above what the seller actually netted, which can make nearby homes look more valuable than they really are. Pulling comps without adjusting for those concessions overstates a home's true worth. Brian Beatty checks each comparable sale's actual terms, not just its headline price, before building a valuation.
