What does my buyer's agent do if my appraisal comes in under the contract price?
A buyer's agent facing a low appraisal first checks whether the appraiser missed a relevant comparable sale and requests a reconsideration of value if so, before moving to renegotiate the price with the seller. If the seller will not move, the buyer decides whether to bring extra cash to close the gap or use the appraisal contingency to exit the contract.
